I've been in bad condo situations (fortunately ultimately resolved) where the dues are going up like crazy, people are walking away from the units, and meetings have been just days of people screaming at each other. If that's the current toxic situation, no one wants part of it.

If the hoa is poorly run the possibilities are endless for your wallet

Plus there may be rules about how you rent your unit IE you have to rent only through the HOA and they want 50% of the booking

Some have rules that you can't rent em out at all

I researched a few of these places for entertainment value and found the rules interesting to say the least

I generally avoid HOA's if possible, but sometimes they are unavoidable. Our condo association was running amuck, spending much of a huge capital reserve on studies.
We staged a bloodless coup and now my wife is El Presidenta.
It's a lot of work and a thankless job, but sometimes change is necessary.

I would look at Frisco. It's not ski in/ski out but it's where the summit stage bus central station is so you can take buses pretty much direct to all the summit county resorts without changing buses. Including Copper and Abasin.  There are a few limited options in Breck and I really like the town but Frisco is much more centrally located for driving to the other resorts.
