Don't wait too long. Prices actually start to go up during the summer. Kima was a wealth of information when we where looking, so you may want to PM her.
Its a very different experience from buying in the cities. Most closings are "mail ins." Almost nobody uses a real estate lawyer. While we did not take our realtor's suggestion to use a local mortgage company, it may have been a good idea. There are little "quirks" about buying mountain property thata set off red flags to some mortgage companies, but the locals realize its insignificant. While it all turned out ok, it did make things move slower than they should have, and I thought we were going to miss our closing. Especially when the bank we were wiring money from got held up the day before closing. I am SO glad to be getting away from city life!
If you are buying a furnished place, keep in mind that your motgage company does not include the cost of furnishings in your mortgage, so you need to pay the owner out of pocket. Fortunately, the owner of our place is not sleezy, and she did not inflate the value of the furnishings.
